MEPF DESIGN MANAGER

Represent the Developer/Investor in overseeing the design, coordination, and technical performance of all Mechanical, Electrical, Plumbing, and Fire Protection systems across real estate developments.

Ensure MEPF designs align with the developer's business objectives, asset value, operational efficiency, sustainability targets, and long-term lifecycle performance.

Act as the owner's representative for all MEPF design matters across the project lifecycle.

Define and manage MEPF design briefs, performance specifications, and employer's requirements (ERs).

Manage and review the work of external consultants to ensure compliance with developer standards and investment goals.

Ensure design solutions optimize capital cost, operating cost, maintainability, and asset value.

Ensure compliance with local authorities, statutory regulations, and international standards (e.g., NFPA, ASHRAE IEC, CIBSE).

Review system selections, capacities, redundancy strategies, and energy performance.

Support sustainability, ESG, and green building certifications (e.g., LEED, LOTUS ... where applicable).

Work closely with development, cost management, and procurement teams to control MEPF costs.

Review cost plans, value engineering proposals, and contractor alternatives from a developer's commercial perspective.

Identify design risks that could impact budget, schedule, operations, or long-term asset performance.

Provide technical oversight during construction, including review of shop drawings, RFIs, and material submissions.

Ensure MEPF systems are installed in accordance with approved design intent.

Oversee testing, commissioning, and handover to asset management and FM (Facilities Management) teams.

Ensure delivery of complete as-built documentation, O&M manuals, and warranties.

Coordinate with FM (Facilities Management team) and asset management teams to ensure systems are maintainable and operationally efficient.

Incorporate lessons learned and standardization across the developer's project portfolio.
